Debt service coverage ratio (DSCR) is a calculation which CMA uses to assess a property's revenue potential as the means of debt repayment. DSCR is an expression of the ratio of available property revenues versus property debt (PITIA). In the case of a residential investment property, this operating income will consist of long-term rental payments, or revenues generated from short term property rentals (such as vacation rental income).

Lending Methodology
The CMA lending methodology considers the following formula to determine the debt service coverage ratio:
